Gutter Guard in North Lakes

North Lakes is one of the largest master-planned communities in South East Queensland, developed from the late 1990s on former pine plantation and grazing land north of Brisbane. Almost the entire housing stock is modern, which makes it unusual: the gutters are Colourbond quad and square-line profiles in good condition, and the drainage design is contemporary. The complication is the landscaping.

The estate masterplan retained and replanted heavily with eucalypts, melaleucas and callistemon through the lake reserves, park corridors and street verges, and those species don't have a single dormant season. They shed leaf, bark strip, seed capsule and blossom across the whole year rather than dropping once in autumn.

That produces a failure pattern we see over and over on North Lakes quotes. Fine gum leaf and stringy bark bed down in the trough and knit into a mat. The mat holds water against the gutter, then a summer storm arrives, the mat blocks the downpipe outlet, and the gutter overflows over the front edge, usually onto the alfresco slab or the render below the eaves. Because so many homes here are two-storey with a lower roof over the garage, the overflow lands on the second roof and drops again, and owners often can't see the cause from the ground.

The upshot is that an annual clean isn't enough in this suburb, and on a two-storey estate home it isn't a safe DIY job either. The eaves overhang and the narrow side setback leave nowhere to foot a ladder properly.

We deal with it by fitting mesh with enough open area to clear heavy storm flow, setting it at a shed angle so debris blows or washes off rather than sitting on top, and colour-matching it to the roof so the estate guidelines are satisfied. Valleys and box gutters get inspected separately during the on-site quote.
