Gutter Guard in Chapel Hill

Chapel Hill sits on the western side of the Mt Coot-tha reserve in Brisbane's inner west, and its topography is the defining local factor. The name goes back to a small chapel early settlers built on the ridge, in country that was farmed and grazed through the nineteenth century. Residential subdivision from the 1960s onward filled the ridges and slopes with housing built to suit the terrain: large two-storey homes, garage-under designs, split levels and multi-level roofs that step down the fall of the block.

That building form puts gutters in awkward places. On the uphill side you might reach the gutter from a step ladder. On the downhill side the same roofline can be seven or eight metres above sloping ground, with no level surface to foot a ladder. Many Chapel Hill homes have upper-storey gutters that have simply never been cleaned by the owner, only by contractors, if at all.

The vegetation is the second factor. Homes along the eastern edge border the Mt Coot-tha reserve and its dry eucalypt forest, and mature gums and stringybarks stand over roofs throughout the older streets. The drop is continuous and includes bark strip and fine litter, so the gutters refill quickly. Where the reserve interface is close, that accumulated dry litter becomes a fire-season consideration: Brisbane's western bushland fringe includes areas mapped as bushfire prone, and standard fire-agency preparation advice for such properties includes keeping gutters clear and screening them against ember attack.

The third factor is water. Steep catchments deliver storm runoff fast, and a gutter with reduced capacity overflows in minutes, dropping concentrated water against retaining walls and the downhill foundations rather than letting it disperse.
