Gutter Guard in Chermside

Chermside is one of Brisbane's principal regional centres, and its built form reflects several waves of development sitting on top of each other. Named in 1903 after Queensland Governor Sir Herbert Chermside, it gained national attention in 1957 when one of Australia's first drive-in suburban shopping centres opened on Gympie Road, with major hospital and medical facilities following. The residential streets away from Gympie Road still hold substantial numbers of post-war homes from the 1940s to 1960s: low-set brick and timber houses with tiled roofs and shallow gutters.

Closer to the shopping centre and hospital precincts, planning has encouraged medium and higher-density development, producing townhouse and apartment complexes with modern metal roofs, box gutters and parapets. The two sit within a few hundred metres of each other.

The vegetation cuts across both. The older streets carry decades-old street and garden trees, figs, jacarandas, poincianas and eucalypts, all grown well above roof height. Fig leaf is heavy and waxy and doesn't break down quickly in a gutter. Jacaranda drops flower, then leaflet, then seed pod in successive waves. Eucalypt adds bark strip. Together they produce a gutter that fills across three quarters of the year.

The consequences differ by building type. On a low-set post-war home, an overflowing gutter runs down the wall and into garden beds against the slab. On a townhouse or unit block, the same blockage in a box gutter can back water up under the roof sheeting, where it becomes an internal leak and a strata insurance claim rather than a maintenance annoyance.

The access equation differs too. A single-storey owner can theoretically clean their own gutters, though on a brittle tile roof it's far from safe. A body corporate simply can't: every clean means engaging a contractor with height-safety equipment. We adapt to both. On detached homes we fit to the roof type and the dominant leaf species. On strata and commercial buildings we assess box gutters, parapets and safe access at the quote stage, then specify a system that removes routine roof visits from the maintenance schedule altogether.
